Construction Project Manager / Estimator

Gilliatte General Contractors, founded over 40 years ago, is seeking an experienced Construction Project Manager / Estimator to join our growing team. We're looking for a driven, detail-oriented professional who thrives in a fast-paced environment, takes ownership of projects from preconstruction through execution, and enjoys building strong relationships throughout the construction process.

This role offers a unique opportunity to combine estimating expertise and project management leadership within a respected commercial general contracting firm. The ideal candidate can confidently develop competitive estimates, coordinate with subcontractors and vendors, and collaborate with project teams to ensure successful project outcomes.

What You'll Do

Estimating & Preconstruction

• Review project plans, specifications, bid documents, and owner requirements to develop accurate and competitive estimates.
• Prepare and maintain online plan rooms and project documentation.
• Solicit, evaluate, and level subcontractor and vendor proposals.
• Develop detailed scopes of work and ensure complete bid coverage.
• Create bidder lists and distribute Invitations to Bid (ITBs).
• Analyze pricing, identify risks and opportunities, and recommend value-engineering solutions when appropriate.
• Prepare owner proposals and assist with project budget development.

Project Management

• Support the successful transition of awarded projects from estimating to construction.
• Collaborate with internal teams, owners, architects, subcontractors, and vendors throughout the project lifecycle.
• Monitor project budgets, schedules, and contract requirements.
• Maintain clear communication with stakeholders to support successful project execution.
• Help identify and resolve project challenges while maintaining quality, schedule, and budget objectives.

Relationship Management

• Build and maintain strong relationships with subcontractors, suppliers, owners, and industry partners.
• Expand and strengthen bidding opportunities through proactive networking and communication.
• Represent Gilliatte General Contractors with professionalism and integrity.

Requirements

What we are looking for

Required Qualifications

• Proven success in commercial construction project management.
• Experience preparing construction estimates and managing the bid process.
• Strong understanding of construction plans, specifications, contracts, and project documentation.
• Exceptional organizational skills and ability to manage multiple priorities simultaneously.
• Strong analytical and problem-solving abilities.
• Excellent written and verbal communication skills.
• High attention to detail and commitment to accuracy.
• Self-starter who can work independently while collaborating effectively with a team.
• Ability to pass an MVR and have reliable transportation.
• Ability to successfully pass a background check if required.

Technical Skills

• Microsoft Office Suite
• Autodesk Build / PlanGrid
• Construction estimating software
• Quantity takeoff tools

Work Environment

• Primarily office-based with regular interaction with project teams and clients.
• Field visits approximately one to two days per week.
• Typical schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with flexibility to meet project deadlines as needed.
